Tenant build-outs, commercial lighting design, equipment circuits, and preventive maintenance for restaurants, retail, clinics, offices, and small industrial sites.

Definition

What is commercial electrical across south louisiana?

Commercial electrical covers every electrical service inside a business or commercial property: tenant build-outs in shell space, lighting design and replacement, equipment circuits for kitchen and shop equipment, panel and service upgrades for higher loads, and ongoing preventive maintenance. Pelican State Electric LLC carries the licensing, insurance, and bonding required to work as the electrical contractor of record on commercial projects across south Louisiana and southwest Mississippi, from a $5,000 lighting upgrade to a full tenant build-out for a restaurant or clinic.
When You Need This

You should be calling about this if…

Common situations that bring homeowners and businesses to Pelican State Electric LLC. If any of these sound familiar, the rest of the page is worth your time.

You are leasing shell space and need a full build-out

We design and install the entire electrical scope: panel, lighting, devices, equipment circuits, low-voltage rough-in, and life-safety. Coordinated with your GC and pulled under a commercial permit.

Your kitchen, shop, or warehouse needs new equipment circuits

Range hoods, fryers, three-phase compressors, conveyor motors, large HVAC, and welding outlets all need dedicated, correctly sized circuits with the right breaker and disconnect.

Your lighting is half-out and the rest is the wrong kind

We design LED retrofit and replacement to cut your power bill, improve light quality, and add lighting controls that pay back over the lease term.

Your building's panel is original and you have outgrown it

Service upgrades for additional HVAC, additional equipment, or EV charging. We coordinate the temporary shutoff with the utility.

You need preventive maintenance you can rely on

We carry annual maintenance contracts for restaurants, clinics, and offices. Quarterly inspections, exit and emergency-light testing, infrared scanning, panel torque checks, all documented for code and insurance.

Our Process

How Pelican State Electric LLC delivers this work.

Every job runs through the same defined process. You know what is happening, why it is happening, and what comes next.

01

Scope Walk and Quote

We meet you on site, walk the space, review the plans or lease drawings, and produce a written quote with line-item pricing.

02

Permit and Coordination

Commercial permits often involve more agencies than residential: parish, health department for food service, fire marshal for life-safety. We coordinate all of it.

03

Rough-In and Trim

Full rough-in to plan with daily photo logs. Trim-out coordinated with HVAC, plumbing, and the GC's punch list.

04

Inspection and Certificate of Occupancy

We walk the inspectors through and clear the punch list. Hand-off includes the panel directory, load calc, and as-built drawings.

05

Maintenance Program (Optional)

After completion, we offer annual maintenance contracts to keep the system documented and code-compliant for the life of the lease.

06

Emergency Service

Existing customers get priority emergency response when something goes down mid-business-day.

Frequently Asked

Answers to the questions we hear most.

If your question is not below, call 985-590-2337 and we will answer it on the spot.

Do you work with general contractors on commercial build-outs?
Yes. Most of our commercial volume is as a sub to a GC on build-outs across the Northshore, Southshore, and Acadiana. We carry trade insurance, bond on request, and run the electrical scope from rough-in through punch list.
Can Pelican State Electric handle a restaurant build-out?
Yes. Restaurant electrical includes a lot of dedicated equipment circuits, hood-fan interlocks with the gas system, walk-in and freezer circuits, exit and emergency lighting, and health-department coordination. It is a regular part of our commercial work.
What about LED lighting retrofits for an existing space?
We do retrofit and full-replacement LED projects for offices, retail, warehouses, and shops. Most projects pay back in 18 to 36 months in lower bills, before you count maintenance savings on bulb changes.
Do you maintain existing commercial buildings?
Yes. We offer annual and quarterly maintenance contracts that include panel torque checks, infrared scanning, exit and emergency-light testing, and a documented inspection report for code and insurance purposes.
Can you respond same-day to a commercial outage?
For existing maintenance-contract customers, yes. For new customers we triage by severity and try to make it same-day. Call 985-590-2337.
What is involved in upgrading a commercial service for new equipment?
We start with a load calc against the actual existing demand (not just nameplate), confirm what the new equipment adds, and recommend the right service amperage. Sometimes the existing service can take more, sometimes a full upgrade is the call. We coordinate the temporary shutoff with the utility.
Do you handle small industrial sites?
Yes. Light industrial, machine shops, and small manufacturing across south Louisiana. Three-phase circuits, control wiring, and motor disconnects are part of the work.
